your home for sale
1) Out Doors and Courtyards
An increasingly important aspect of every home. It is fundamental to ensure
that paved areas are weed free and swept clean also make sure there are no
tools or toys laying about. If you have an outdoor setting, put out a bottle
of wine and some glasses, or set the cutlery up. Lawns should be fertilized & watered
several weeks prior to the first open. Throughout the sale period, always
mow the lawns at least once a week. Make sure the swimming pool is sparkling
and, if you have a tennis court put up the net.

2) Kitchens and Bathrooms
These two areas are the most important in the home. Ensure that they are absolutely
spotless & clutter free.
In the kitchen make sure the bench top is clean, range hood filters are washed & the
oven and stove top are immaculate. A colorful bowl of fruit is always a good
idea.
Bathrooms are best if all painted white. Make sure all tiles and grout are
spotless, clean the exhaust fan and always place fresh towels in the bathroom.
3) Atmosphere & Décor
To prospective purchasers, the interior and ‘feel’ is an integral
aspect of your home
If repainting, choose light colors that ‘open’ areas up. White
ceilings and off white walls are the best. Also make sure that all curtains
and doors are open, all lights turned on and avoid clutter at all costs. The
lighter and more open your home feels, the better. If it is cold light the
fire or turn on the heater. You must aim to make the people looking through
as comfortable as possible. Play soft music, brew a pot of coffee & place
freshly cut flowers throughout the home.
4) Cleanliness & Maintenance
If something is meant to work, make sure it does. Replace blown light globes,
make sure taps are not dripping, fly wire is not broken and doors are not
sticking or squeaking. If woodwork is chipping, paint it. Make sure all fuses
and appliances work as well as all heaters and air conditioners.
The other fundamentally important area is cleanliness. Ensure there is no sign
of pets, odors, dirty carpets or stains.
Do everything in your power to make sure everything is clean and works well
as it creates a feeling of confidence and trust for a purchaser and a confident
purchaser will always pay more than a concerned purchaser.
